New Construction Home Inspections in Calgary

City of Calgary inspections confirm that a home meets minimum code at specific milestones. They are not a review of workmanship, finishing quality, or whether the insulation was replaced properly after the plumber ran a line through it. That gap is where we work.

A pre-drywall inspection happens after framing, rough-in plumbing, electrical, and HVAC are complete but before insulation and drywall hide everything. It is the only chance to see the bones of the house: notched joists, missing straps, drain slope, bathroom venting, and penetrations that were never sealed.

A pre-possession inspection (often called a PDI) happens days before you get the keys. We go through every room and the exterior looking for scratched glass, doors that bind, missing GFCI protection, grading that slopes back at the house, furnace and HRV commissioning, and the dozens of finishing items that are easy to miss when you're excited about the countertops. You receive a photographed deficiency list you can hand directly to your builder's warranty coordinator.
