We assess retail, office, light industrial, and mixed-use properties. The scope covers the building envelope — roofing membrane and flashings, cladding, sealants, glazing — along with structure, site grading, parking and pavement, electrical service and distribution, plumbing, rooftop and interior HVAC units, and observable life-safety items such as exit routes, emergency lighting, and fire separations.
The report speaks to your decision, not just the building. Each significant finding includes an indication of expected remaining service life and whether it belongs in immediate repair, near-term capital planning, or long-range budgeting. That's the information a lender, partner, or board actually needs.
For tenants, the same assessment protects a lease negotiation. Knowing the true state of the rooftop units and the electrical capacity before signing determines whether you inherit a problem or negotiate it away.
Calgary's commercial inventory ranges from 1970s strip retail to newly built industrial bays in Foothills and Dufferin, and the climate treats them all the same way. Flat and low-slope roofs collect snow load and ice, hail damages membranes and rooftop units, and freeze-thaw breaks up parking surfaces faster than in most Canadian cities.
