The best timing in Calgary is late summer or early fall. That leaves time to book a roofer or furnace technician before everyone else in the city is calling them during the first cold snap.
Calgary asks a lot of a house between October and April: heating systems running for months, snow load and ice at the eaves, freeze-thaw at the foundation, and dry indoor air shrinking every joint in the building. An inspection timed before that season gives you a punch list you can actually complete while trades are available and the ground isn't frozen.
