We inspect homes and commercial properties throughout Calgary and the surrounding towns, seven days a week. Each community has its own housing stock, geography, and quirks — here's what we watch for in yours.
Calgary
We inspect across all four Calgary quadrants and know how the housing stock changes as you move through them. In the northwest, established communities like Tuscany, Varsity, and Brentwood bring mature trees, aging roofs, and drainage shaped by hillside lots. The northeast — Cornerstone, Redstone, Saddle Ridge — is heavy with newer construction where possession and warranty inspections matter most. Southwest neighbourhoods from Beltline condos to Aspen Woods span nearly a century of building practice, including 1970s–90s homes that may carry Poly-B or aluminum wiring. In the southeast, Mahogany, Seton, and Auburn Bay keep us busy with new builds, 11-month warranty checks, and lake-community properties.
Northwest — Tuscany, Varsity, Brentwood, Royal Oak
Airdrie has grown quickly, and a large share of its housing is less than twenty years old — which means new construction, pre-possession, and 11-month warranty inspections make up much of our work there. Communities like Bayview, Southwinds, and Kings Heights are still filling in, while older areas near downtown Airdrie bring the maintenance questions that come with age. We serve the whole city seven days a week, usually with same-week availability.
Cochrane's hillside geography makes grading and drainage the first thing we look at. Homes stepped into slopes in Sunset Ridge, Heartland, and Riversong can move water in unexpected directions, and walkout basements need careful review at the grade line. The wind exposure along the valley is also harder on roofing and siding than it is in the city, so we pay particular attention to shingle condition and exterior sealants.
Chestermere combines lakefront properties with rapidly built newer communities like Chelsea and Dawson's Landing. Proximity to the lake and a high water table in places make basement moisture, sump pump operation, and window well drainage priorities in nearly every inspection we perform there. For newer homes we frequently handle pre-possession and warranty inspections before the builder's coverage narrows.
Okotoks mixes long-established homes near the Sheep River with newer development in Drake Landing, Air Ranch, and Wedderburn. That range means we shift between maintenance-focused inspections on older properties and warranty-focused work on recent builds. River-adjacent properties get extra attention on drainage, grading, and any history of water in the basement.
Strathmore's exposed prairie setting means wind and hail drive much of what we find on the exterior: lifted shingles, damaged siding, and stressed eavestroughs. We also inspect a good number of acreage and rural properties around the town, where private wells, septic systems, and outbuildings change the scope. High River's flood history makes moisture the central question in most inspections here. We look closely at basement finishing, evidence of past water, foundation condition, sump and backflow provisions, and how the lot drains. Many homes were repaired or rebuilt after 2013, so we also assess the quality and completeness of that work alongside the usual major systems.
