Pre-Purchase Home Inspection in Calgary

Every Calgary home inspection we perform follows InterNACHI's Standards of Practice. We start outside with the roof covering, flashings, eavestroughs, siding, grading, and drainage, then work through the structure, attic, mechanical rooms, and every accessible living space. Along the way we operate fixtures, test a representative sample of outlets and switches, run the furnace through a heating cycle, and check for the small signs that point to bigger problems: staining under a sink, a settled walkway that drains toward the foundation, a hairline crack that has been patched twice.

We work at a pace that lets you follow along. Clients are welcome — encouraged, really — to walk with us for part or all of the inspection. You'll learn where the main water shut-off is, how to change your furnace filter, and which of the day's findings deserve a phone call to a trade before possession day.

Your report arrives within [24] hours as a digital document you can read on your phone. Findings are photographed, described in plain language, and sorted by priority so you and your REALTOR® can act quickly during a conditional period. If something in the report needs more explanation, call us — follow-up conversations are part of the service, not an extra.
