Moisture Intrusion Inspections in Calgary

This is a targeted investigation, not a general inspection. We focus on the area of concern and everything upstream of it, using moisture meters to measure materials, thermal imaging to see temperature differences behind finishes, and a careful review of grading, downspouts, flashings, and plumbing.

The Calgary pattern list is familiar: basement seepage at cold joints and crack lines after rapid melt, window wells with no drainage or with soil built up above the sill, ice dams that back water under shingles during a chinook, negative grading from settled backfill, and slow supply or drain leaks behind kitchen and bathroom cabinets.

You receive a report identifying the likely entry point, whether the moisture is active or historic, how far it has travelled, and which repairs to prioritize. If the finding suggests mold, we'll tell you that too, and can perform sampling as a separate service.
